Located at the beautifully established gated community of Sunset Lakes, 4 miles to Disney and just one mile to shops and restaurants. Our luxurious 6-bedroom villa has just over 2,600 sq ft (3,000 including the fully-equipped games room) of air conditioned living space.

Our rental property is large enough to cater for combined families or larger parties to holiday together, or those just requiring lots of space.

Our two-storey villa is very much a home from home with all the amenities you would expect, along with many additional luxuries to make it an ideal destination for your vacation.

At the rear of the property a large, south facing, private pool with separate hot tub/spa overlooks natural conservation, ideal for those moments when you want to sit back, relax and enjoy the tranquillity. Or for those more energetic moments where a dip in the pool is both fun and refreshing.

Central to the Villa is the spacious Family Room.

The high vaulted ceiling and large 1st floor window makes the most of the Florida sunshine giving this area a very light and airy feel.

The Family room has patio doors that lead off to the pool deck and the open plan layout leading into the kitchen and dining area enables you and your family to interact with ease.

Recently redecorated and furnished to a high standard the Family Room boasts a fantastic entertainment system including a large screen 50" HDTV and Playstation 3 complete with games, cable television and a good selection of DVD's suitable for family viewing.

The Formal Lounge is situated to one side of the kitchen, far enough away from the hustle and bustle, but close enough to still be involved. Sit down and relax on the comfy leather sofa. Read a book or play one of the many board games supplied for your enjoyment. This area is carpeted so it also makes an ideal place to bring the tots in from the sun for a little bit of a romp.

The fully fitted Kitchen comes fully equipped to a high standard with every convenience we could think of to make your stay as carefree as possible.

The kitchen comes complete with a large cooker with oven & grill, microwave, dishwasher, double sink with waste disposal, toaster, hob & electric kettles, coffee maker, blender, cooking utensils, cutlery, crockery and an American style side by side fridge/freezer with filtered water and ice dispenser.

There is also a good selection of outdoor plates and glasses for use around the pool area.

There is a telephone from which all local and national calls are FREE!

For your additional entertainment we have installed an Original Rock-Ola Bubbler Juke Box. You can either choose from one of the 100 cd's or utilise the Ipod docking station and play your own.

The Pool & Lanai is at the rear of the Villa and boasts stunning conservation views. Enjoy the tranquillity and watch the wildlife whilst relaxing in our fabulous hot tub/spa or pool.

The pool area is south facing giving you plenty of sunshine all day long.

The pool deck and lanai can be accessed off the family room, dining area or from one of the queen bedrooms via patio doors.

Self closing mechanisms have been installed on all the downstairs sliding doors and a safety fence around the pool for the safety of the little ones.

The large pool and extended deck gives you plenty of room for swimming or simply to have some fun and games with the children. The Lanai and Deck areas offer plenty of seating for alfresco dining and loungers for soaking up all that superb Florida sunshine or relax with a glass of wine in our five person hot tub/spa.

We have a fully equipped Games Room, featuring a large Pool Table, Dart Board, Foosball Table, Punch Dummy (complete with boxing gloves), Tomb Raider slot machine and a Foosball Table. There is a wooden train system and a small selection of toys for the younger ones. Great fun to be had by the whole family.

Even though we have converted the garage into a games room, the villa still has a wide driveway
which can accommodate two vehicles side by side.

There is a Utility Room complete with a high capacity washing machine, tumble drier, iron and ironing board
located in between the Family and Games Rooms, should you wish to do any laundry during your stay.

The villa contains 6 large bedrooms with a layout that gives the ability for combined families / larger parties to holiday together or those just requiring lots of space.

* 1 King Master Suite located upstairs.
* 2 Queens located downstairs.
* 2 Twins 1 upstairs and 1 downstairs.
* 1 Triple located upstairs.

All the bedding is provided and the beds are made up with clean linen before you arrive. Extra bedding is provided should you need it. The villa has air-conditioning throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

King Master Suite - The King Master Suite is located at the rear of the villa upstairs. It has a fantastic King sized bed, 32" cable TV and DVD player, Ipod docking alarm clock radio, ceiling fan and patio doors leading to the master balcony overlooking the conservation area.

The luxurious en-suite bathroom comes complete with separate WC, garden style tub/bath, a huge walk-in Shower, twin vanity units with spot dressing room lights and a large mirror. Storage space is no problem with a large walk-in closet.

Queen Bedroom 1 - The Queen bedroom is located downstairs at the rear of the property. It has a stunning Queen sized bed, Flat Screen HDTV with cable TV, Ipod docking alarm clock radio and ceiling fan. Ample storage space is provided with a dresser and large built-in closet. There is also access the pool deck via patio doors.

Queen Bedroom 2 - The Queen bedroom is located downstairs at the rear of the property. It has a lovely Queen sized bed, Flat Screen HDTV with cable TV, Ipod docking alarm clock radio and ceiling fan. Ample storage space is provided with a dresser and large built-in closet.

Winnie the Pooh Triple Bedroom - The Triple bedroom is located upstairs at the rear of the property. It has a Winnie the Pooh theme with a fantastic bunk bed consisting of a full lower and twin upper bunks, TV/DVD combo with cable TV, Ipod docking alarm clock radio and very large Winnie the Pooh and Eeyore cuddly toys. Ample storage space is provided with a dresser and large built-in closet. There is also a Twin sofa bed for extra sleeping space.

Mickey Mouse Bedroom - This Twin bedroom is located upstairs at the front of the property. It has a Mickey and Minnie theme, ideal for the Dinsey fans of the party. There are two twin beds, Flat Screen HDTV with cable TV and Ipod docking alarm clock radio. Ample storage space is provided with a dresser and large built-in closet.

Harry Potter Bedroom - This Twin bedroom is located downstairs at the front of the property. It has a Harry Potter theme, ideal for Harry Potter fans and the teenagers of your party. There are two twin beds, Flat Screen HDTV with cable TV, Playstation 2 and Ipod docking alarm clock radio. Ample storage space is provided with a dresser and built-in closet.

The Villa has three further bathrooms. One downstairs between the two Queen bedrooms. One upstairs between the Triple and Twin bedroom and a further half bath near the Games room. We have provided hairdryers and assorted styling tools for your convenience.
