Why should I rent directly with you and not through a travel agent?

1.  It will cost you less as there will be no travel agent commission.
2.  You know exactly the home you are staying in i.e. no allocation on arrival. We know the villa and area      so will be able to give the necessary guidance and assistance, if required.
3.  You get a personal service and many extras that you wouldn't find in a villa booked via a travel agent.




 

How many people can stay at your villa?

The maximum occupancy for our Villa is 12 persons (14 by prior arrangement only). Our Florida State licence dictates how many guests we can allow into our home and cannot be increased beyond this.




 

Which direction does the pool face?

The villa has an idealistic south facing pool and lanai. No need to keep moving those loungers around to catch the sun.




 

How can I secure the dates we require?

Your booking can be made provisionally and held for 7 days to allow time for a completed booking form and a non-refundable deposit of 20% of the total rental cost to be received if it is more than 10 weeks before your arrival date, or the full amount due if less than 10 weeks to your arrival date.




 

What is your cancellation policy?

If clients should cancel, or the owner cancels the booking due to non-payment of balance due within the defined timescale, cancellation charges will be levied as follows:

Period before occupancy date:     Cancellation Charge:
More than 70 days                      Deposit only
30 to 70 days                            50% of total rental
Less than 30 days                      100% of total rental

Please ensure you have adequate Travel Insurance to cover your losses if cancellation is due to an event beyond your control resulting in a financial loss.




 

When do we receive the directions to your villa?

Full driving directions from Sanford, Orlando International and Tampa airports will be sent around 2 weeks before your arrival date, or if a last minute booking as soon as we receive cleared payment and completed booking form.




 

What time is Check in & Check out?

Arrival can be at any time from 4.00pm
Departure is by 10.00am unless a later time is agreed in advance.




 

How do we get the keys?

Our villa has a coded lock box where the key is kept. The code for the gate, lock box and alarm code will be supplied with the directions about to the villa two weeks before your arrival date.




 

Can I access the Internet at your villa?

Yes we have provided a secure wireless broadband internet connection. If you are bringing your own laptop computer you can either bring a Ethernet lead and connect it directly to the router or if you have wireless capabilities we will provide the connection details for our wireless link.




 

Where can I buy a good Map of Orlando?

The vast majority of maps that are currently available have many glaring errors, even some of the larger attractions can be miles away from their correct location. Steve from "Orlando Maps" has created a fantastic foldup map of Orlando and has tried to portray information in a way that makes it easier for the UK traveller. Orlando is definitely not your average sort of holiday destination, and therefore, you can quite easily miss all the best bits.

Do I need a Visa to enter the USA?

Generally visitors from the UK simply fill out the Visa Waiver form on the flight over, some restrictions may apply, especially if you have a criminal record. Full details on the Visa Waiver Programme are available here.

Is a maid service included?

No. The villa is rented on a self catering basis. The villa is cleaned before your arrival and again on your departure. For your convenience and hygiene the home is equipped with a vacuum cleaner, washing machine, tumble dryer, dishwasher, iron and ironing board, mop, brushes etc. If you would like a mid term clean during your stay this can be arranged at an additional cost.




 

What do we need to bring with us?

Our villa is furnished and equipped to a very high standard to make it a home from home. All bedding, pillows and towels including pool towels are provided. We have a washing machine and tumble dryer for your use so no need to take dirty washing home; we even have an iron and ironing board at your disposal. If you have any questions regarding what you need to bring please don't hesitate to contact us.




 

Is the Villa Smoking or Non-Smoking?

For the comfort of guests our home is non-smoking, however smoking is permitted on the patio area.




 

Does the villa have its own phone?

The villa does have a phone and US calls are free. To make International calls you will need to give a credit card number to the local phone companies operator or a much cheaper option is to purchase a phone card at a local supermarket. The phone will also incoming calls and you will be given the villa phone number before you travel.

 


 

Is the pool heated?

No, not unless you request it. The pool can be heated by prior arrangement and for additional cost as indicated on the booking form. We would recommend pool heat from October through to April as the water can feel quite cold. Spa heating is included in the rental rate and is not optional.




 

How deep is the pool?

The pool at our Villa is 6 feet at the deep end and around 3 feet in the shallow end.




 

Do you provide pool toys?

Whenever we are in Florida ourselves we buy lots of inflatable and other pool toys to leave for our guests to use. As we don't get to Florida as often as we would like we cannot guarantee that you will always find pool toys available but in most cases there will be.




 

What facilities are there for children?

There is a Playstation 3 in the Family room connected to the 50" Plasma TV.There is also a Playstation 2 in one of the twin bedrooms. In the garage we have a fully equipped games room with snooker and foosball tables a tomb raider slot machine, electronic dart and a punch dummy with gloves. We also have a selection of toys, board games, books etc.We have a large library of DVD films for all ages as well as a good selection of CDs in our Original Rock-Ola Juke Box covering most tastes in music or use the Ipod Docking facility for your own choice of tunes. Is there a hair dryer at your villa?

Yes there are several hair dryers provided.




 

Is the villa Air Conditioned?

Yes, the villa is fully air conditioned and has heat too; this is included in our rates.




 

Can I rent a cot (crib) or highchair?

No Need. Included in our rental rates are a crib, buggy/stroller and high chair. However if you need more than one of each they are available for hire from our management company. However you may find it cheeper to buy rather than rent any extra items you require.




 

What about security?

The villa is located in a quite gated community area, however for your peace of mind we have installed an easy to use security system that is monitored 24 hours a day.




 

What if we have a problem with the villa while we are there?

We have a locally based management company that will sort out any problems that may arise. They also have a 24 hour emergency number. The management company details can be found in the villa.
